the University should buy a building from the city, and agree to move the aroma coffee shop into it, because that place is always full of police officers and other regular customers..... that way when the University leases the building to him and makes money off of the guy.

Ok they move Aroma coffee shop into a new building or whatever, where does mannys and chopsticks go? This isnt all about the coffee shop its about that whole area(Aroma, Mannys pub, Chopsticks). Do you really think the University will find property for all of them to be near each other? Just wondering.

Guys, this is the sorta thing I was talking about in the other thread with eminent domain.I am not saying that eminent domain is bad, in itself, I just think that property owners should have the right to compensation based on MORE than just property appraisal or "street value". It really should take things into account, such ashow long the owner has been there (and paid taxes on it)how much sentimental value it has (this is a tough one in legal terms, but I am sure evidence can often be provided)how much the owner has invested in the property, not just in dollars either, but in work and in timethe current recurring value (profitability, if a business)the difficulty in (appraised in worth) in re-locating to similar or more advantageous conditionsI want that stadium. It's a beautiful thing. It's great for the university, the students, alumni, the city, the community feel and value, and a lot more. But that doesn't mean you take a guy like this and throw street value at him and tell him to pack his bags, when he was willing to invest so much time, work, and money into this community when so many others weren't willing to.That said, this shouldn't be a sweepstakes for him either. I just think he should be justly compensated.

Eminent domain calls for the property owner to get fair market value. That's it. Don't have to find a replacement property, don't have to hold their hand during the move, don't have to pay for sentimental value or sweat equity. Can you imagine trying to put values on that stuff. Look at what the assessor has the property appraised at and make the offer. The owners didn't complain when their property taxes were based on the assessors estimate of value. Let's start building. :chair:
