Manny's Owner (Bro of Sun Owner) Doesn't Wanna Go

"I'd like to be part of the University. I've been on the Zip Strip for 25 years and I don't think it's fair for me to get out with nothing now just for somebody else to come in and do what they have to do," said business owner Manuel Nemer.Can someone tell me what he means by "get out with nothing" and "someone else to come in and do what they have to do"? I don't understand his lingo.

In order to build the stadium, the university announced it is buying up all the bordering property, but not all the owners want to sell.Wait, bordering property? This is a bit confusing. I think they University should get eminent domain to everything inside the block of vine, spicer, and exchange. Everyone accross the streets should have the right to stay.Also, I think that both sides should be forced to negotiate in good faith.For example, I don't think property owners should ask for 5million when the market value is only 250,000, but likewise, I think they university should have to pay a significant percentage OVER market value to compensate for the trouble of displacement, AND/OR help the owner aquire property of equivalent conditions.

I have spoken to Manny regarding this and his posistion is that he has been on the strip for 25 years operating his business and serving the university's students. His children are graduates of UA. He wants to stay on Exchange and does not have problems leaving his current location but wants the University's and city's help to secure another location across the street on the strip.

well as nice as it would be to have the stadium, it's pretty crappy to say sell or else we'll take it and leave you with no place to go. i can understand wanting to stay where is bar will get business, and frankly, it's nice to have these little shops and restaurants close to the neighborhood. i just wish akron was like more college campuses and had more of these businesses serving students.

I agree, as bad as I want a stadium, kicking a business owner out of his business that he has run for decades does not seem right. I can't believe that the university would not let them purchase property with a equal location to continue to do the same kind of business. Right when the area is advancing you are sent packing? Doesn't seem right.

Manny wanted to locate near the U. to have lots of business, now the U. is expanding and he will have to relocate...that was the business decision/risk he chose to take. He needs to realize his business will only get better with the new stadium and Spicertown redevelopment but he'll have to make a change like all of us have to from time to time. The U. should help him out if they know of any good alternative properties -- any realtor would be more than glad to help with that too. If he wants to stay and fight progress and state law that's his perogative too but it will be very expensive. Worst case is he will get fair market appraised value plus plenty of free advertising through e/d and reopen elsewhere. Manny will be fine, far from "getting out with nothing".

I think that is extremely reasonable. It would be one thing if my man just showed up a few years ago, but when you have that kind of history, why not let him stay in the area.
