  1. I'm a much, much older person and that jury is nuts. Those businesses are not even close to being worth 2.7 million. That jury looked at more what UofA could pay and not the actual value of the land and the business. Notice Manny is licking his chops about his upcoming trial and not about the I'm not moving stance. This is about greed for property owners getting far more then their property and business are worth.Cmon give me a break. 500,000 each for shared parking lot whose tax value is listed at less then 175,000 UofA offered. 2.1 million for rest of those falling dump businesses that cater to assorted bums and derelicts these days. This was not justice. This was a jury looking more at UofA and what they could afford and not what the businesses were actually worth.
  2. The Good: This is the Rubber Bowl last season The bad: I won't be able to throw the switch to blow the place up. The ugly: See The Bad.
  3. I caught this over at Rasor blogAccording to someone present at the trial, Joe Nemer is asking the jury to award him $3 million for his property. The university has offered $1.038 million, which is reportedly above fair-market value.I guess $3 million is the point where it stops being about principles. This has been about greed from day one from the cousins Manny and Joe. Here's hoping the jury awards Joe the 1.038 mil UofA has offered for his dump of a property.I just toured the area a couple of days and ago and Manny and Joe are insane demanding that kind of cash for their dumps they call businesses that attract more bums and derelicts then UofA students.
  4. I said it before. There are plenty of places to tailgate near the new stadium. I’ve been to dozens and dozens of college campus across the nation and I can tell you, there are no colleges out there that have acres and acres of open parking adjacent to their stadiums. Just take at look at Ohio St, Notre Dame, Michigan, Michigan St just to name a few nearby. They don’t have acres and acres of land available next to their stadiums for tailgating. But, they all have great game day experiences for home college games. Georgia fans have to take shuttles from remote parking lots and Georgia Tech is located in Midtown Atlanta requiring you park all over the campus and both of them have great game day experiences for home games. U of A will be great on game days once the stadium is there on campus. But, for goodness sake please stop whinnying about wide open adjacent parking that most colleges don’t have. But, they all seem to have great tailgating anyway.
  5. Please take a hazmat suit if you plan on ripping out one of the Rubber Bowl troughs.
  6. After seeing the site live. There Not a doubt in mind it's ahead of schedule and that before I saw the latest press release from U0fA saying that very thing. They'll be closing part of street behind the home side to set up the crane needed to build the tower. Steel should start rising in the next couple of weeks.
  7. Just got my first live look. I'm very impressed and the Cams don't truly show how much prgress they've made. I went around the entire site and looked it from every angle. I also went and look at those last holdouts dumps the Nemers are going to court for more monies. They're even in worst shape then the last time I was in Akron about a year ago. In the past two days I haven't seen a sole anyone near of these businesses. They all need to settle and move on. Appears they're about to tear down a couple of other properties on Vine St where the dorms will sit.
  8. Manny is not due back in court until June 16.Stipulation and Order, with Defendants withdrawing their challenge to the necessity of the appropriation; Plaintiffs promising to not use the subject property for retail or commercial development or use; the Court cancelling the hearing on necessity which had been scheduled for February 15, 2008; and the Court rescheduling the Jury Trial on the issue of compensation for Monday, June 16, 2008, at 9:00 A.M.His Cousin Joe has been in and out of court due to dealing with the residents and other tenants he has on his property. They're back in court today over another resident and tenants. Joe's overall court date is May 28thCourt rescheduling the Jury Trial on the issue of compensation for Wednesday, May 28, 2008, at 9:00 A.M.UofA can acquire the remaining properties by law. The only question left is how much compensation they have to pay to do so. Manny can shoot his mouth off to the Buchellite all he wants about he not going anywhere. But, He'll be moving sooner or later, with later being in the next couple of months.Assuming everything goes UA's way, when would they take possesion? Just curious if there's any chance they would be starting the dorm part of the project before winter.Once compensation is settled. Manny and Joe will have all of 45 to 60 days tops. Joe Nemer trail is set to start next Wednesday May 28th. UofA has already filed Jury instructions and previous eminent domain cases for use during trial. The trial itself shouldn't take long and after compensation is set. It's not long after the property has to be vacated and turned over to UofA.Keep in mind this trial is for compensation as both parties have given in to UofA right to acquire. Manny was grandstanding to the Buchtellite with he's not moving. The only thing left to determine is how much he gets for his dump. There no appeal for this part and he knew he was fighting a losing battle when he gave in on UofA right to acquire his property.I predict UofA will have both the Nemers properties by late August early September worse case. They pushed back the opening of the new dorms from Dec 2009 until August 2010 due to the court battles. The shame of this is any extra monies Manny or Joe get out this will be eaten up in legal fees and court costs.Managan backed out his deal for the houses he owned and Juge Spicer only award him with UofA offered in the first place. That should have been Manny and Joe Nemer clue as to how they're going to fare.
  9. They should change the position of that camera. The current view is all but, useless with that big mound of dirt blocking half the view. You can just barely see the work on the home side for that dirt mound.
  10. Lots of work going on today. Cam 1 has the base being worked on with more re-bar coming up out of the ground. I believe that will really starting moving in the coming days. Cam 3 is off line again
  11. Good idea! We might have to crop/resize but I'm sure we can work out those issues when the time comes. It's too bad that Cam #3 seems to be out half of the time though I wish they would fix that issue and add the two other camera shots they mention when you first log into the site that there's going to be 5 camera views of the stadium site.Right now it feels like 2 and 1/2 since Cam 3 out so much. :angry:Maybe cam 4&5 will be mounted on the stadium to show the carpet, lights, landscaping, etc. go in? Or inside? How about Cams 4&5 with more outside views and 6&7 showing interior shots? I'm out of state and would like to see more outside coverage given we had couple of pictures posted here that shows the current three cam view is not giving the site the coverage to show how much real progress has been made in 4 months of work.Ball St just renovated and enlarged their stadiums and they had Cams all over the place while the work was on-going as well as stills of the entire site being updated. You had views from every possible angle. I know as I visited the site often to see it's progress. I love seeing new stadiums built or current ones being renovated or enlarged. Something to do while waiting for college football season to return.I'm grateful for we have. But, I feel it could be far better now that the work is picking up steam. Cam 3 is off line much of the time and even when it's on line, a big mound of dirt blocks a good portion of the view.
  12. Thanks for the views. I'll be in Akron for Memorial Day Weekend and I plan to spin over there myself. I knew there was great views we don't have on the cams.
  14. I agree that bigger issue. But, we've been talking about the Odd corner. I'd rather have neither business in the area.
  15. You're all over the map. I'm talking about the Odd Corner. I don't know where gun control or the other comments unrelated to this business. We're talking one business and I gave my opinion on why I feel it's not a good business. I've made no mention of the erotica material other then to say I don't care. He could sell all the butt plugs and other erotica material he wants and I could care less about that part of his business and this the 2nd time I've had defend myself on that part of his business that keeps being brought up. I do take offense to businesses that sell drug paraphernalia or usual merchandise which we all know is drug paraphernaliaWhen you lose family members like I have to illegal drug use. Or you seen 1st hand how illegal drugs have ruined lives and families close to you. Maybe if you walked a mile in my shoes. Then you might understand. But, I don feel it's was what our founding fathers had in mind someone could sell usual merchandise that's actually drug paraphernalia.I agree people are responsible for his or her own behavior. But, excuse me if I feel it's wrong for businesses to sell any merchandise that used for the purpose of illegal drug use. That's my opinion.
  16. Like I said drug paraphernalia. It's called usual merchandise today
  17. Hey, now. I wish you'd stop judging Big Guy in GA's comments. I judge your judgmentalism to be quite snooty.Just joshing you. But honestly - glad the Odd Corner's outta here!touche Blue & Gold. Seriously. After I posted that I thought "If I hadn't added the 'snooty' descriptor, I might have had the high ground, because calling someone's judgementalism 'snooty' is a value judgement in itself". LOL, you caught it.I dunno though. I guess my point is, I can't blame an established business for not wanting to move, and if it was me, I'd be trying to get as much of a bonus for my troubles as I possibly could. ....and, I can personally agree with bashing the plasma place because of the element it brings around, but I feel like the odd corner was just odd, and not really a public nuisance or anything like that.He sells Drug Paraphernalia. That my issue with his business. He calls them unusual merchandise today vs years ago when it was still the Head shop. But, it still the same similar type of Drug Paraphernalia just called unusual merchandise to get around the laws. He selling products, people are using to do or sell illegal drugs. I could less about his erotica material and I see many of those type of shops around and yes they're not much of public nuisance. But, when they get shut down down here, its not because of the erotica meterial. They get them for the unusual merchandise aka: Drug Paraphernalia. I have a problem with ANY business that sells Drug Paraphernalia and uses the term unusual merchandise to get around Drug Paraphernalia laws. That type of business in my opinion has no place being in business. He not close to a university because of his erotica material and tobacco products. He loves his location over the years because the business his unusual merchandise gets or in other words Drug ParaphernaliaThat is a public nuisance in my opinion.I also agree plasma place is a public nuisance for who they attract.
  18. Manny and Joe both are in for a shock. Jury trials for eminent domain rarely net large sums of additional cash for property owners. In cases where it does hapen and those are. The property owners usually come away with less then the original offer by the time you subtract legal fees and court costs. The jurys are always instructed to look closely at appraised property value and offers. UofA offers are high in all areas (loss of business revenues, moving expenses and way above current appraised property value) A 2 million dollar award for Manny Pub, Chopstix and Aroma coffee and tea is totally out of line given the location and existing business values. 1.04 million offer for Manny is more then adequate.
  19. 20. No where did I say I was judging the business. IMO, it's not what I call a good business for being near a UofA. That's my opinion of the business. No where did I say I was being judgemental. I just don't like that kind of business period. Some people don't like sports because they feel they're too violent. They're entitled to their opinions. That doesn't mean they're being too judgemental either. That's just their opinion.
  21. Good riddance. I look forward to the day they take 360 E Exchange across the street for the future expansion of Lee Jackson across Exchange. The Odd Corner is not what I call a good business to have around UofA or anywhere in Akron for that matter.
  22. The sloping of the stands has been in view for awhile in Cam 3. It may have been missed by some as Cam 3 as been off-line a few days as of late.
  23. The Odd corner is history They didn't waste anytime tearing the Odd Corner down. They just took legal possession a couple of weeks ago. I guess that building didn't have the abestos issues the houses on Nash St had.
  24. That's the bottom line along with a Stadium on campus. I'm old enough to remember the Zips attendance during the 1970's and late 1960's. The years they had good teams they drew well with far less dorms then they have now and playing at same falling down Rubber Bowl six miles off campus. I remember one of the years the Acme-Zip night drew 35,000 plus. Youngstown St game drew 18,000 and Can't St drew 21,000. The other two home games drew 10K plus. That was one of UofA best attendance years. Once again Imagine had those three and the other two games had been on-campus in a better facility. The facility is supposed to hold 30,000 and SRO or not. I refuse to look at any negatives and continue to be excited. I expect improved attendance.
  25. Many college campuses are dead on non sports weekends as many kids go home. Many major schools when kids are out tend to have some empty seats for an otherwise sold out game, because students are not there do to breaks. UofA does not have the corner on being dead onthe weekends. They might not, but you have to remember, kids aren't used to having the stadium on campus either. How long is it gonna take for them to figure it out and stay on campus on football weekends? If Basketball is any indication it might take quite a while. Ofcourse basketball usually doesn't come with tailgating either so who knows. All I'm saying is those on here that think that the stadium is immediatly going to draw 10,000 students each and every home game may want to curb their enthusiasm just a bit.No one here has said 10K students. You're first to mention student number. It's not just students. You something to build a fansbase on and playing at 60 plus year old falling down Rubber Bowl six miles from campus would never fill even with the team winning the MAC year in and out. IMO, attendance will greatly improved and one need only look to 2004 and 2005 imagine what attendance might have been like had the stadium been on campus and not 60 years old ancient stadium 6 miles off campus. UofA brought 18,000 tickets for the Motor City Bowl and that bowl had better attendance 45,801 then several of the bowls played that season. There several of the major schools turned tickets back in.I'm counting on the new stadium with on campus experience will not just pull UofA students. But, also give Alums a reason to come back and attend as well. If, double AA baseball team can play in downtown Akron and draw 8,000 nightly for games. Surely a winning UofA football team with an on campus stadium can pull 20K plus for 5 or 6 home gamesFriday Night November 4th 2004. UofA played Marshall in front of 29,000 at the Rubber Bowl on National TV. Now imagine UofA playing the same type of game on campus in new facility on National TV in front of 30,000. The difference is that experience will bring those fans back. It will be something to build on for bringing others including to the campus who want to be part of the gameday experience. The students will now want to hang around campus on football weekendsThe problem with 2004 game was UofA had nothing to build on from a gameday experience. I expect attendance to improve. Indiana will bring fans to go along with the other excitment and I expect that game to be SRO. I don't know what the student number will be. But, IMO with an on-campus stadium and a competitive football team like 2004-2005 and the place will be light years better then playing at the Rubber Bowl.
